Garibaldi Repubblica with Hines

Mixed use development including three independent projects: Garibaldi, Varesine and Isola. Project includes offices, hotel, retail, convention center, parking. Total area 2,500,000 sq. ft.

A mixed-use, commercial regeneration of former railyards in central Milan developed by Hines. The site is adjacent to the central rail terminal and central business district however it laid derelict for nearly 50 years due to the enormous complexity and cost of preparing the site for construction. Hines assembled ownership of the area from over 40 individual parcels and a landswap with the city.

The first masterplan for the site was drawn by Ceaser Pelli and Associates who were also responsible for the architectural design of three office towers. A second masterplan for a residential complex was prepared by Kohn Pederson Fox.

Porta Nuova is financed by the Hines European DevelopmentFund – a fund created with capital from large, institutional investors especially for large-scale, long-term projects. The management of the fund involved due diligence of the project team in Milan and allocation of capital during the life-time of the fund. The fund managers were also responsible for the relationship with local partners and investors.
